It helped me a lot to be able to ask all questions in Dutch while he speaks Portuguese with the selling party/ agent- fluently of course. De ondersteuning van DivineHome hebben wij steeds als prettig ervaren. Ook voor de hulp die niet direct met de verkoop te maken had maar wel het appartement betrof. Wij wonen immers in het buitenland. Wij willen John, Matthew en Carolina van de vestiging in Albufeira bedanken voor alle activiteiten en adviezen/ ondersteuning om ons appartement verkocht te krijgen maar ook tijdens het proces van de overdracht naar de nieuwe eigenaren. Tevens is de uitgebreide Q&A op de site van DivineHome erg nuttig geweest. In Portugal loopt het met de officiële instanties toch allemaal net even anders dan in Nederland. Al met al kunnen wij DivineHome aanbevelen als makelaar.

Experiência negativa: Orchestrated deception – buyers beware of this agency Divine Home orchestrated what can only be described as a deliberately misleading property sale. In hindsight, their behaviour mirrored the kind of property scams you see on TV—pressure tactics, vague reassurances, and the calculated withholding of vital information until it was too late to back out. We were pushed into signing a promissory contract on a property in Monchique, based on repeated claims that it was a high-quality, recently rebuilt (2019) home with all legal documentation in place. We trusted the process. We trusted Divine Home. That trust has come at an enormous cost—financially, emotionally, and legally. Once we were contractually committed, we commissioned an independent survey. What it revealed was genuinely shocking: The habitation licence was only issued in 2024, despite claims that the house was rebuilt five years earlier. Why the delay? What was the property's legal status during that time? Damp, mould, and structural issues throughout—including in areas not mentioned in the listing. No insulation in the annex kitchen roof or main roof void—despite the property being advertised with an A-rated Energy Certificate. Electrical issues deemed “very concerning” by the professional surveyor. Unverified or potentially illegal annexes, with no confirmation of proper authorisation. Waterproofing failures, poorly constructed membranes, visible cracks, and saltpetre throughout. A house that has clearly deteriorated rapidly due to what appears to be substandard, careless construction. By the time these facts came to light, Divine Home had done their job: we were locked in. Looking back, it’s clear that we were rushed through by design, denied the time or opportunity to carry out meaningful due diligence. If we had received this information earlier, we would have walked away without hesitation. We are now pursuing legal action. The property was not as advertised, not fit for purpose, and Divine Home’s role in this has been central. The financial loss we’ve suffered is significant. The emotional toll, worse. And now? Ask questions they don’t want to answer. We feel utterly deceived—and we will not stay silent while they do this to someone else. [Update in response to Divine Home’s reply below:] In response to Divine Home’s statement: yes, buyers have legal responsibilities. But agents also have a legal and ethical obligation to be truthful, accurate, and transparent. That did not happen here. This property was marketed as rebuilt in 2019, when the habitation licence was only issued in 2024. The advertisement claimed an A energy rating, yet the property has no insulation in key areas. Divine Home's failed to disclose damp, mould, structural cracks, waterproofing failures, and serious electrical problems. The survey revealed major issues. We were not informed. That is misrepresentation by omission. And now the same property is relisted without any of these issues disclosed. This is not about a buyer choosing to sign. It’s about what that buyer was told—or not told—before signing. That’s where Divine Home's failed us, and potentially others.

Experiência negativa: Notre agent immobilier avec qui nous étions en contact, nous a trouvé une maison qui était dans cette agence "DIVINE HOME". Il les a contacté pour faire une visite. La personne de cette agence s'est assise sur le banc, devant l'entrée, a laissé notre agent immobilier nous faire la visite et, elle était au courant de rien. Après trois visites nous avons décidés de l'acheter, heureusement nous avions pris une avocate. Des papiers manquaient, normalement c'est cette agence qui aurait dû aller faire les démarches pour avoir ces papiers. C'est notre avocate qui s'est déplacée pour aller chercher les documents ainsi que notre agent immobilier. Nous avons acheté cette maison sans aucune information, forage, piscine, jardin, fosse septique etc... Une fois cette maison vide, nous avons dû faire appel à plusieurs entreprises car nous avons remarqué qu'il pouvait éventuellement avoir fuite d'eau. Donc nous avons fait appel à un plombier. Il y avait 3 fuites d'eau. Un pisciniste est venu, la piscine est venue toute verte, ils avaient fermé le recyclage. Etc... Une agence incompétente, qui nous rappellent pas quand on les appelle.

I had quite a few bookings all at once, loads of feedback (both good and bad points). He helped me negotiate to get a price I was happy with once we found a buyer. Nothing was any trouble for him, from helping me clear the property, getting a leak fixed or taking the final meter readings, Pedro was always happy to help. Experiência fantástica: My wife and I are US citizens and began researching apartments to buy in Albufeira shortly after a trip we made there in summer 2019. We had literally spoken with a dozen real estate agents but we were absolutely thrilled to have found and settled on working with Matthew. Having bought, sold and remodeled numerous homes, I can tell you this was was not your ordinary search. With the onset of Covid, we had two trips to Portugal cancelled and the thought of purchasing something remotely, sight unseen seemed a bit crazy. That said, doing virtual viewings with Matthew allowed us to really get a feel for the place. He was incredibly responsive and accommodating, going there as much as we needed! It helped that we knew the area fairly well, but Matthew provided great service by connecting us with lawyers, property managers, remodeling contractors, home furnishing locations, and more. We did this all remotely with WhatsApp, wiring funds and closing the deal virtually with the help of Matthew and the team of people he connected us with. We can't wait to actually set foot in our new place!
